So you found your dream house, put in an offer, and it was excepted. Now all you have to do is sell your current house. Sounds easy enough, right? Wrong.

Two years ago we bought a new house. The new house was bigger, had a better yard, and it was closer to my family. If I had known what a pain selling the other house would be, I may have reconsidered moving. No, really.

Through the whole process I learned a few things they can help you sell your home faster.

Stage the Furniture
Having a ton of furniture in the room can make a room seems so much smaller than it actually is. If you’re selling your house you need to take this into consideration. Renting a storage unit for couple of months might be beneficial. This way you can store any extra furniture that you don’t need. As an added bonus you can put boxes in there as you prepare for the move.

In addition to staging the furniture be sure to tame the clutter. Having tons of clutter can detract from the house. Make sure all surfaces are clear and be minimalistic with accessories. If this means boxing somethings up early, that’s okay. It will give you a jump on the actual moving process. Even better, you can collect some of these things you don’t need and have a garage sale. Cleaning out things you don’t need, plus making money? Sounds like a win-win.

Fix any Problems
The last thing anyone who comes to the house wants to see are problems such as a leaky faucet or a loose door handle. These sort of problems make potential buyers wonder what other problems might be in the house.

To remedy this, either fix problems yourself, or if the problem is bigger than you can handle hire a professional. This will give your house the up-to-date look that you want.

Consider Your Colors
The red living room or your son’s black bedroom may have worked for you, but it may not appeal to your buyers. Having dark colors or loud patterns may make rooms seems smaller. It may turn buyers off because they don’t want to have to strip wallpaper or repaint walls before moving in. They want something move in ready. It’s a repainting the walls a neutral color before putting your house on the market.

Price
Of course you want to make some money on the sale of your house. If you want a quick sale though you can’t be greedy. Homes that are priced too high tend to sit on the market for a long time. If you want to quick sale need to price your home competitively. Check out what other homes in the area are selling for. Your realtor can help you determine a price that will not only give you a profit but also a quick sale.
